Rebuild cost vs. market value

Homeowners insurance is meant to cover what it costs to rebuild your home, not its market sale price — rebuild cost excludes land value but includes today's labor and material costs, plus any building code upgrades. We multiply square footage by a per-square-foot rate for your construction quality tier, then apply two common industry rules of thumb: personal property coverage is usually set around 60% of dwelling coverage, and other structures (detached garage, shed, fence) around 10%.
