Manufacturers publish size guides based on room area: up to 75 sq ft calls for a 29-36 in fan, 75-144 sq ft calls for 36-42 in, 144-225 sq ft calls for 44-50 in, 225-400 sq ft calls for 50-54 in, and anything larger typically needs multiple fans or one in the 56-72 in range.
A 144 sq ft room falls right at the top of the 36-42 in bracket, or the bottom of the 44-50 in bracket — either works, so pick based on ceiling height and the look you want.
For rooms over about 400 sq ft, two moderately sized fans usually move air more evenly than one oversized fan, and look better proportioned to the space.
